We begin with a discovery meeting and, where possible, a site walk to understand your goals, constraints, timelines, and budget range. We gather existing information (surveys, titles, utility availability), identify risks early (terrain, access, approvals), and agree decision‑makers and communication channels. The output is a concise project brief with photographs, an initial feasibility note, a cost range, and a clear next‑steps plan with responsibilities.
We translate the brief into concept options and iterate to an agreed scheme, testing layouts, elevations, and circulation with clear 3D visuals. Buildability and lifecycle value guide our choices, while early coordination with structural and services engineers prevents clashes. We then prepare compliance‑ready technical drawings, specifications, finishes schedules, and BOQs to support accurate pricing and smooth submissions to authorities.
With the design fixed, we set up approvals, procurement, and programme. This includes an authority checklist and submission pack, a tender strategy (shortlists, bid docs, evaluation criteria), and a baseline schedule with milestones and a critical path. We document a risk register, HSE plan, QA/QC procedures, and a communications matrix, and produce a cash‑flow forecast so the client can plan funding and procurement windows confidently.
During construction we provide structured supervision and management: method‑statement reviews, toolbox talks, and safety audits; inspections and tests at critical stages; and weekly progress meetings with action logs. We manage RFIs, site instructions, and change control, track the programme against the baseline, and issue concise photo‑rich reports covering quality observations, safety actions, cost status, and look‑ahead tasks to keep work safe, compliant, and on schedule.
We close the project cleanly through staged inspections, a prioritised snag list, and sign‑off of tests and commissioning records. The handover pack includes as‑built drawings, O&M manuals, warranties, and user training. We reconcile the final account, agree the defects‑liability plan and response times, and schedule a post‑occupancy check‑in to ensure the building performs as intended and any teething issues are resolved promptly.
